Sam's Club and Adjacent Properties

In 2014, the City Council initiated the first Special Area Study in accordance with the 2013 Comprehensive Plan. The 50-acre area Study Area chose generally consists of the former 17.34-acre Sam’s Club site, which is identified as Parcel 3-D in the Town’s Comprehensive Plan land use analysis, and 11 properties along the Midway Corridor, including the Midway Square Shopping Center and Office in the Park. The consulting team established a preferred development concept based on background research, market analysis, and public input. The study findings call for a mixed-use urban style development with a variety of high-quality housing options, as well as flex space and medical uses along Midway Road. In 2015, City Council provided guidance to move forward with the visions for the Sam’s Club site. Discussions continue with regard to the rest of the Study Area.
